We have designed in many locations throughout California and Arizona. Each project we complete is important to us. Most likely, your project will be perfectly suited to our firm. We want to develop long-term relationships, and have a stated objective to stay close to our work. As Southern California architects, we are knowledgeable of codes and have developed positive relationships with local boards and agencies. We take a hands-on approach during construction and feel we can do a better job when we stay close to a project from beginning to end. We love to create, and above all, we listen. At Comstock & Kaufman, Inc. we take a team approach to architecture and planning since we believe active participation will produce a better product. We identify team members early in the process and meet frequently to ensure that your objectives are met. If a problem occurs we work quickly to mediate a solution, and are committed to each project from start to finish. Our team consists of staff and professional associates who partner with us as needed. We have relationships with structural and mechanical engineers, Title 24 specialists, interior designers, landscapers and computer rendering specialists. We can also provide graphic design and communication pieces to develop and market a project.
Pre-Design Services Prior to taking ownership of a site, Comstock & Kaufman, Inc. can help establish a program to determine project size and scope you want to build. Strategies for form, function and budget are established. We review and analyze various lot configurations to find the solution that best meets your objectives. If necessary, we will help you identify potential issues through initial zoning review.
Master Planning Comstock & Kaufman, Inc. will analyze and create a master plan for site improvements, using natural amenities while remaining compatible with adjacent infrastructures. Optional layouts are provided for your review and comment, taking into consideration future development.
Architecture Prior to initiating design, we survey and document existing structures. We help you establish a program describing space requirements and square footage allocation to define the initial goals of the project. Once approved, we prepare schematic design options. Study models are often used to convey the design intent. During this phase the design is molded and revised. Once approved, we enter the design development phase and prepare CAD drawings to further explore materials, dimensions and form. We engage the use of various consultants as necessary, and will attend required meetings and hearings in order to assist in the permitting process.
Once design development is approved, we will begin CAD based construction documents for bidding, permitting and construction. If required, we will prepare an invitation to bid and interview appropriate contractors with you, or otherwise help negotiate a contract. We can provide site observation to document and communicate progress of the work, and develop punch list(s) for final project close out.
